BREEAM Assessment - Targeting a BREEAM ‘Excellent’ rating for the office development, supporting high standards in energy performance, occupant wellbeing, and sustainable design.
Planning Sustainability Statement - Developing a robust sustainability strategy to support planning submission and align with local and national policy objectives.
BREEAM Accredited Professional (AP) - Providing site-based sustainability expertise throughout the construction phase to optimise BREEAM outcomes.
Acoustic Consultancy - Advising on environmental and building acoustics to ensure comfort, compliance, and quality for future tenants.

Overview
No. 1 West Bar Square is a landmark Grade A office building forming the first phase of the West Bar regeneration in Sheffield city centre. Offering 100,000 sq ft of high-specification workspace across seven storeys, the development sets a new benchmark for commercial space in the region. The project aims to support Sheffield’s economic growth while delivering high standards in design, sustainability, and user wellbeing.
Our Role
Mainer Associates was appointed to provide end-to-end sustainability consultancy for the project, ensuring environmental performance and regulatory compliance throughout design and construction.
Services Delivered
BREEAM Assessment: Targeting a BREEAM ‘Excellent’ rating for the office development, in line with the client’s sustainability objectives and occupier expectations.
Planning Sustainability Statement: Developed a comprehensive sustainability narrative to support planning approval, aligned with national policy and Sheffield City Council’s sustainability goals.

West Bar Residential
Mainer Associates was delighted to support Gardiner & Theobald and Bowmer & Kirkland on behalf of Urbo (West Bar) Ltd, providing sustainability consultancy for the residential phase of the landmark West Bar regeneration.
This build-to-rent scheme, delivered in partnership with Legal & General, will provide 368 high-quality apartments across two residential blocks, forming a key part of the wider mixed-use development in Sheffield’s city centre.
Our services included Home Quality Mark (HQM) Assessment: Delivering HQM assessments for the residential units, with the project targeting a 4-star ‘Very Good’ rating. This reflects strong performance in areas such as energy efficiency, comfort, environmental impact, and resident wellbeing.
